Owning an investment property comes with a plethora of risks to investors. Rachel is an industry trainer, so you can rest assured you are receiving the right advice when it comes to protecting your asset and interests.

From smoke alarm, blind cord and pool safety compliance, through to recommendations on repairs and maintenance and advice about landlord obligations.

Inspections & Maintenance

It’s not enough to be reactive when it comes to maintenance & improvements. The best approach to property investment is to be PRO active. You wouldn’t buy a car and never have it serviced, just like you wouldn’t buy an investment property without a maintenance plan in place. We will manage this in consultation with you, to ensure your asset value is maintained and/or improved.

Review of maintenance plans is completed at every routine inspection, which are done every 3 months, which is the maximum allowable under tenancy law. Owners receive detailed reports with photos upon completion.

Managing Money

A strict arrears policy ensures that you rarely miss out on a rent payment. With payment runs at mid-month and end of month, you always have access to your money quickly and easily. We can also handle all payments of your bills such as water rates, council rates and body corporate. Tax time is a breeze with all your expenses under one roof and a financial statement provided to hand over to your accountant. Simple!

Finding the Right Tenant

With 30 years experience in Property Management, not only do we do the “normal” checks on tenants, however we delve deeper into the application to verify references to ensure accuracy, validity, relevance and ensure we have a thorough background of a tenant prior to them moving in. We KNOW what to look out for and provide you with every piece of information available so you can make an informed decision. We also do a check on TICA which is one of Australias leading providers for tenancy databases with over 7 million records gathered.

Lease Renewals & Rent Reviews

Prior to the expiry of every lease, we contact landlords to discuss renewing the tenants lease. We want to ensure that your income is always protected by having tenants on fixed term leases. We also like to ensure our tenants have peace of mind that their tenancy is secure and feel valued.

At this time, we also conduct a rental appraisal on the property. We provide owners with comparative market analysis’s to ensure the rent remains in line with market conditions and you are always receiving the return your property deserves.

Online Access to your Investment Portfolio

In the interest of transparency, we provide our landlords with online access to their management information including tenants lease details, paid to dates and the ability to download rental and income & expenditure statements whenever they need to! Through our unique cloud based program, you will also be able to see any maintenance completed at your investment and communicate with your property manager through the portal at any time.
